Step 01
Business brief
Headcount, growth, customer flow and brand — the operating needs the space has to serve.
Offices, retail, clinics, hospitality
Commercial space earns its keep or it does not. We plan for how staff and customers move through it, then detail it so the fit-out runs to programme.
We reply within 1–2 working days. No call centre — you speak to the studio.
Why us
A commercial fit-out is judged on two things: whether the space works for the business, and whether it opened when it was supposed to. Both are decided long before anyone starts building.
We resolve circulation, services and joinery in the drawings, tender the work with a full bill of quantities so the quotes are comparable, and coordinate the trades on site so the sequence holds.
01
Workstation planning, cabins, meeting rooms, reception and staff amenities.
02
Display planning, customer flow, lighting design and brand fit-out detailing.
03
Layouts that respect privacy, hygiene zoning and equipment requirements.
04
Cafes and restaurants — front of house, service lines and back of house planned together.
In detail
Check the building’s sanctioned electrical load before you design anything power-hungry. Offices, clinics and restaurants often need more than the premises was sanctioned for, and an upgrade can take weeks to come through.
Plan the air conditioning with the ceiling, not after it. Duct routes, return air and service access decide ceiling heights and light positions, and changing them late is one of the most expensive mistakes in any fit-out.
Settle fire and signage requirements early, particularly for retail and hospitality. We coordinate the drawings with your licensed consultants so approvals do not hold up opening day.
How we work
Step 01
Headcount, growth, customer flow and brand — the operating needs the space has to serve.
Step 02
Air conditioning, electrical load, data and fire resolved in the drawings before finishes are discussed.
Step 03
A full bill of quantities, so every contractor prices the same scope and you compare like with like.
Step 04
Trades sequenced against an agreed programme, with night or weekend working for occupied premises.

Questions
Yes. For occupied premises we plan phased or night works and sequence the trades so the business keeps running. That programme is agreed before work starts.
We coordinate the drawings for approval and work with your licensed consultants for fire and statutory sign-off. We will tell you clearly which approvals a given scope will need.
Against a full BOQ, so every contractor is pricing the same scope and you can compare quotes line by line rather than as lump sums.
Yes. We work within brand manuals and adapt the standard fit-out to the specific site's structure, services and local approvals.
