Turnkey is a word that gets used loosely. Too often it means a lump-sum quote, a vague scope and a long argument about what was included.
For us it means a full bill of quantities you can read, named vendors, a written sequence, and one team answerable for all of it. If a material changes or a rate moves, you see it against the original line — not as a surprise at the end.

In detail
What a turnkey BOQ should actually list
A proper bill of quantities breaks the work into items you can check: running feet of wardrobe, square feet of false ceiling, the number of electrical points, the area of tiling — each with a material specification and a rate.
It should also say what is not included — appliances, loose furniture, décor, soft furnishings — so a second budget does not appear at the end.
And it should state how changes are handled: priced against the original line and approved by you in writing before the work goes ahead. A turnkey quote that cannot show all three is a lump sum with a promise attached, not a contract.

Frequently asked
Is turnkey more expensive than hiring separately?
Not usually. Because the scope is drawn and tendered properly, quotes are comparable and there is far less wastage from rework. What you avoid paying for is the cost of nobody owning the mistakes.
What happens if costs go up mid-project?
Any change is raised against the original BOQ line, priced, and approved by you in writing before it is executed. There are no verbal variations.
Who manages the vendors and material purchase?
We do. Purchase tracking, follow-up, delivery scheduling and quality checks on arrival are part of the scope.
What is the payment schedule?
Staged against progress milestones set out in the contract, with the final tranche released only after snagging is complete.
